How long does a roof last in East Texas?
There is no East Texas-specific figure. The InterNACHI Standard Estimated Life Expectancy Chart gives these general estimates:
| Roofing material | InterNACHI estimate |
|---|---|
| Asphalt shingles (3-tab) | 20 years |
| Asphalt shingles (architectural) | 30 years |
| Metal | 40 to 80 years |
| Wood | 25 years |
| Clay/concrete | 100+ years |
InterNACHI’s own caveats matter here: “Hot climates drastically reduce asphalt shingle life,” and roofs in areas that see hail, tornadoes or hurricanes “may also experience a shorter-than-normal lifespan overall.” Its figures assume regular maintenance and normal wear, so it says they should be used as guidelines, not guarantees.
NOAA county hail, wind and tornado records for 2016–2025 are on our town pages: Livingston, Lufkin, Huntsville, Nacogdoches.
Repair or replace: how to decide
- Where is the damage? A repair fixes a specific spot, such as a few missing shingles or a failed piece of flashing. A replacement is quoted when damage or wear is spread across the roof.
- How old is the roof? Compare its age and material with the estimates above, keeping InterNACHI’s heat and severe-weather caveats in mind.
- Ask for the evidence. Ask the roofer to show you, with photos, why they recommend a repair or a replacement.
- Ask for both prices. If you’re unsure, ask for a written price for the repair and for the replacement so you can compare.
If insurance is involved
- Your insurer decides coverage and payment. TDI says roof condition, not just roof age, is what insurers should look at: roof age vs condition and what TDI says about roof age.
- Replacement-cost and actual-cash-value policies pay differently: RCV vs ACV.
- Photograph damage before anything is repaired: temporary repairs after hail or wind.
- Every step of a claim, in order: how a roof insurance claim works in Texas.

Questions and answers
How long does a roof last in East Texas?
InterNACHI estimates about 20 years for 3-tab asphalt shingles, 30 years for architectural asphalt shingles and 40 to 80 years for metal. It also says hot climates drastically reduce asphalt shingle life, and roofs in areas with hail, tornadoes or hurricanes may have a shorter-than-normal lifespan. These are guidelines, not guarantees.
Should I repair or replace my roof?
It depends on how widespread the damage or wear is and how much life the roof has left. A repair fixes a specific spot, such as a few missing shingles or a failed piece of flashing. A replacement is quoted when damage or wear is spread across the roof. Ask the roofer to show you, with photos, why they recommend one or the other.
Will my insurer pay to replace an old roof?
Your insurer decides coverage and payment under your policy. TDI says roof condition, not just roof age, is what insurers should look at. Read your policy for how it pays (replacement cost or actual cash value) and your deductible.
