There is no single East Texas price for a new roof. The only real number is a written quote for your house. This page explains what moves that number, shows one published set of 2025 averages for a defined project, and lists what a quote should include.
1. The short answer: what drives the cost
- Roof size. Roofers price in "squares" (one square covers 100 square feet of roof).
- Pitch. Steeper roofs take more time and safety equipment.
- Layers to tear off. Removing more than one old layer adds labor and disposal.
- Decking repairs. Rotten or damaged sheathing found during tear-off is usually extra.
- Material. Asphalt shingles and standing-seam metal are priced very differently (see the table below).
- Flashing, vents and skylights. Each penetration needs its own detailing.
- Access. Trees, fences or a hard-to-reach roof can slow the job.
- Permits. Whether a permit is needed depends on the city or county. See roof replacement permits.
2. Published averages for a defined project (2025)
These are not East Texas quotes. They are the 2025 job-cost averages from the Journal of Light Construction (JLC) Cost vs Value report for one specific project each, described below the table. "West South Central" is JLC's regional average for Arkansas, Louisiana, Oklahoma and Texas.
| Project (JLC 2025) | West South Central average | National average |
|---|---|---|
| Roof replacement, asphalt shingles (30 squares) | $27,116 | $31,871 |
| Roof replacement, standing-seam metal (3,000 sq ft) | $44,505 | $51,865 |
Asphalt shingles (30 squares), JLC 2025
West South Central average: $27,116
National average: $31,871
Standing-seam metal (3,000 sq ft), JLC 2025
West South Central average: $44,505
National average: $51,865
What the projects include. Asphalt (JLC spec dated June 20, 2025): tear off to bare wood sheathing, 30 squares of 235-lb fiberglass asphalt shingles with new underlayment, drip edge and aluminum flashing, on a rectangular hip roof with two skylights and a vented ridge. Metal (JLC spec dated June 21, 2025): tear off to bare sheathing, ice-barrier membrane and synthetic underlayment, 3,000 square feet of prefinished standing-seam metal with matching trim, on a rectangular hip roof with two skylights and a vented ridge. Your roof will differ in size, pitch, layers, decking and material, so your quote can be well above or below these figures.

A repair fixes a specific spot, such as a few missing shingles or a failed piece of flashing. A replacement is quoted when damage or wear is spread across the roof. Ask the roofer to show you, with photos, why they recommend one or the other. Roof condition, not just age, also matters to Texas insurers; see roof age vs. condition.
4. If insurance is paying
- Your deductible comes off the top, and a wind/hail deductible can be a percentage rather than a flat dollar amount: wind/hail deductibles.
- Replacement-cost and actual-cash-value policies pay differently: RCV vs ACV and why claims often pay in two checks.
- Never agree to have a deductible waived: TDI on deductible waivers.
- Every step of a claim, in order: Texas roof insurance claim guide.
5. Texas sales tax
How sales tax applies to a residential roof job in Texas depends on how the contract is written (lump-sum or separated). See sales tax on a roof replacement in Texas, which cites the Texas Comptroller.
6. What a written estimate should list
- The roofer's business name and address, and who you can contact about the job.
- The roof area in squares, and the number of layers being removed.
- The material by brand and product line, and the underlayment.
- Flashing, drip edge, vents and ridge work.
- How decking repairs will be priced if rot is found.
- Permit, disposal and clean-up.
- Whether the price is lump-sum or separated (this affects sales tax).
- Payment schedule, and the manufacturer and workmanship warranty terms in writing.
- If you sign at home, your right to cancel: Texas 3-day right to cancel. On a homestead, see liens and the 10% reserve.
After a storm, TDI says to collect at least three written bids: three bids, no deductible waiver.
